Job DescriptionJob DescriptionWe are looking for a skilled and reliable Maintenance Technician to join our team in the GTA area, with a primary focus on the M5P postal code. The Maintenance Technician will be responsible for performing a wide range of maintenance tasks in condo units, ensuring the units are in optimal condition for new tenants. This is a hands-on role requiring technical expertise, problem-solving skills, and attention to detail. This job is full-time, with typical hours Monday - Friday, 8 am to 4 pm, and requires flexibility for on-call duties, including evenings, weekends, and holidays as needed. This position reports to the Maintenance Manager

Job Responsibilities
- Comfortable being responsible for turning a residential unit from beginning to end. We rely on you to coordinate trades and communicate to us for support.
- Perform routine maintenance tasks, and general repairs. Troubleshoot and resolve maintenance issues in a timely and efficient manner
- Assist the Maintenance Manager in obtaining keys from departing tenants and conducting comprehensive apartment inspections.
- Identify issues with the vacant unit, and ensure all is repaired/restored by the deadline.
- Directly perform necessary maintenance/handyman work such as minor repairs, painting, and installations, touch-ups, and improvements needed for unit turnover.
- Work closely with the Maintenance Manager and other team members to coordinate efforts and achieve maintenance goals.
- Assist in coordinating with subcontractors for specialized tasks (e.g., electrical, HVAC, plumbing). Ensure timely and efficient completion of all maintenance tasks to prepare units for new tenants.
- Conduct regular inspections of building systems (e.g., HVAC, plumbing, electrical) and address potential issues before they become problems.
- Replace filters, check systems, and perform other maintenance tasks to ensure the safety and functionality of the units.
- Maintain accurate and detailed records of all maintenance work performed, including details of repairs, maintenance schedules, work orders, inspections and inventory.
- Handle requests, concerns, and complaints with excellent customer service and follow-up.
- Ensure the cleanliness and organization of all work areas and storage spaces.
- Assist the Maintenance Manager in providing keys to new tenants and conduct move-in inspections.
- Be available for on-call duties, including evenings, weekends, and holidays as needed (on rotation).
- Support in covering the broad GTHA territory (heaviest concentration of properties between Downtown Toronto and North York).

Must-Haves to Be Considered:
- Minimum 5 years of experience being responsible for rental apartment turnovers, including in comparable roles such as Superintendent
- Demonstrable knowledge of assessing damage or repairs needed in an apartment to be turned to the next tenant
- Demonstrable handyman skills and toolset
- Demonstrable painting and patching skills
- Knowledge and expertise with hand and power tools.
- Have own car and willing to use it to transport tools for the job
- Willingness to take, on rotation, sporadic after-hours emergency calls
- Willingness to work on weekends or a weekend day on rotation
- Ability to lift up to 25 kilograms, and work at heights on ladders.
- Familiarity with emergency procedures (fire, flood, water leaks).
- Extremely organized and tech-savvy.
- Strong decision-making abilities and capacity to handle stressful situations.
- Excellent interpersonal skills, maintaining confidentiality, tact, and diplomacy.
- Willingness to undergo a criminal background check.
- Mobile phone with internet access and iOS 14+ or Android 7+ versions.
- Be reliable, professional, on time, and detail-oriented.
Job Type: Full-Time - Permanent
Salary: $50,000 / year
