LOCATION: Greater Toronto Area - Hybrid work model; mix of in-person days into office in Mississauga, on site various high rise residential development sites in Toronto and work from home

ABOUT THE ROLE

Reporting to the Development Manager, the Development Co-op student will actively support residential development projects, gaining exposure to all aspects of the process. This role is ideal for a detail-oriented self-starter with strong time management skills who thrives in a fast-paced, collaborative environment. You'll tackle diverse tasks, contribute to complex projects, and learn from seasoned professionals dedicated to mentoring and inspiring you.

DETAILED DESCRIPTION

- Support the Development Manager with day-to-day development tasks and assist with driving the development process from acquisition to project completion;
- Gather,



collect, and analyze data related to specific projects;
- Support the coordination of real estate ownership activities throughout the pre-development, sales, construction, and delivery phases;
- Assist in preparing planning applications including draft plan of subdivision, zoning by-law amendment, official plan amendment, site plan approval and minor variance applications;
- Assist with project permitting, including preparation of documentation for applications;
- Assist with project accounting; including coding and filing invoices, help track and report on project costs, and assist with identifying potential cost savings;
- Assist Construction and Design Teams; attend on site meetings, conduct quality control inspections and site administration including materials order and management;




- Assist with Property Management; Coordinate services or appointments, follow up on service request and delinquent rents, monitor utility billing and rent collection, draft and coordinate leasing agreements;
- Carry out various administrative tasks on a regular basis, including:
- Maintaining up-to-date project records;
- Organizing project documents and drawings;
- Recording minutes in team and consultant meetings;
- Coordinating team and consultant meetings;
- Manage communal email inbox by responding to inquiries and redirecting project related matters accordingly;
- Assisting in the preparation of monthly and quarterly development reports;

- Create and improve project management workflows to enhance efficiency of operations.

QUALIFICIATIONS:

- Keen interest in the real estate development industry;
- Very detailed-oriented;
- Strong organizational skills;




- Efficient and effective time management, demonstrating ability to meet deadlines;
- The ability to handle a substantial workload, multitask, and prioritize in a fast-paced environment;
- Exceptional written and oral communication skills;
- Proficiency in all Microsoft Office programs, with an exceptional strength in Excel and computational competency;
- Experience in Procore, Revit, Bluebeam;
- Recognized analytical and research skills;
- Independent problem solver with a willingness to ask questions and find solutions;
- A team player with strong interpersonal communication and organizational skills;
- Pursuing a degree in Real Estate, Urban Development, Architecture, Planning, or a related field.
