The Opportunity

The Loading Dock Master reports to the Senior Building Operator and primarily supports the day-to-day management of all loading dock operations, deliveries and shipping, and coordination of services related to dock access,



maintenance, and security.

The incumbent must have excellent communication or organizational skills, be self-motivated, be able to work seamlessly integrating into a team and be able to work independently, have an acute attention to detail, strong computer skills and ideally an understanding of real estate operations. The candidate must also have proficient knowledge of standard building operations practices, preventative maintenance systems, tenant services, life safety systems, digital control systems, and keep worker safety at the forefront of their objectives.

Accountabilities

Operations

- Receives merchandise, equipment or materials for Building Operations. Checks and signs delivery slips.
- Unpacks merchandise, equipment or materials for Building Operations. Verifies the quality and quantity of items against supporting documents when required. Accepts or returns according to established procedures.
- Organizes distribution and shipping of merchandise for Building Operations. Makes necessary verifications against documents,



prepares the merchandise and moves to the appropriate area.
- Contacts transport companies and suppliers in order to expedite, trace or return shipments that do not conform to specifications or purchase orders for Building Operations.
- Reports and completes required paperwork for all incidents/situations on the loading dock.
- Ensure the loading areas are safe and secure at all times.
- Manages coordination of all tenant deliveries and base building deliveries.
- Manages Freight elevator bookings.
- Ensure safe and efficient operation of the loading dock.
- Monitors for cleanliness of the dock area and refuse area.
- Coordinate additional refuse, grease bin, etc. pick up for Building Operations.
- Coordinates emergency supply room and inventory.
- Ensures first aid kit supplies are up to date.
- Responsible to ensure SDS sheets are received with all shipments as applicable.




- Ensure proper maintenance of loading dock and refuse area and equipment.
- Liaise with all stakeholders and security.
- Provide oversight for all Edmonton ICE District dock operations, policies and procedures, and direction to 3rd party vendors such as security. Properties would include ICE District SFA, Connect Center, and ICE District Block K.
- Manage records for all deliveries, maintenance, and incidents in relation to loading and delivery operations and coordinating with insurance providers as required.
- Manage sign-in system for contractors, suppliers, and vendors as well as physical keys and access cards.
- Audit existing operational procedures and make changes as required.
- Provide oversight to the Angus booking platform to ensure everything is functioning correctly, auditing user accounts, configuring dock settings, etc.




- Oversight and management of the waste and recycling programs within each facility.
- Oversight and management of the security agents and access control/CCTV measures as it relates to facility access points, loading docks, and event areas in conjunction with the property management staff and the operations supervisor.
- Provide oversight and fire watch duties for fire impairments as directed by building operations.
- Ensure any incidents related to loading and deliveries are recorded and manage to any charge-backs for repairs and maintenance to the appropriate vendors.
- Oversight and management of dock equipment, overhead doors, compactors, and other access and delivery related building systems.
- Take an active role in preventative maintenance alongside building operations
- Be available for the on-call rotation




- Other duties as assigned by the manager.

- All deliverables are complete, accurate and controlled;
- Communications are effective such that all stakeholders are informed and up-to­ date;

Qualifications

- Education – High school diploma. Customer service training is an asset.
- Experience – Experience in the property management or hospitality industry is preferred. Sound knowledge and ability to safely operate small hand and power tools.
- Relationship Skills - Able to communicate effectively and professionally. Able to develop and sustain cooperative working relationships with team members and residents; ability to exercise confidentiality. Fluent in oral and written English.
- Organizational/Multi-Task Skills - Ability to allocate one’s time effectively, work under pressure.



Ability to handle multiple demands and competing priorities adapt to new ideas and constant changes; results-oriented.
- Availability: Flexibility to work day, evening and weekend shifts, month-end, regardless of weekend or statutory holiday status, and be included in the emergency on-call rotation. Willing to be available in an emergency or unavoidable situation.
- Ability: Must be able to lift at least 50 pounds.
- Equipment: Must be able to supply their own personal hand tools.
- Computer Skills – Skill in working with apps on hand-held devices.
- Police Clearance - A criminal verification check is required for employment.
