Investment Associate Toronto, ON
Salary Range: $85,000 - $105,000 /yr.
CMLS Asset Management, the investment management division of the nesto group, is seeking an Investment Associate to join our growing team in Toronto. In this role, the Investment Associate will be embedded within a portfolio management team active across multiple real estate debt investment strategies.
Private assets, particularly real estate and private debt have gained significant traction among investors as a provider of excess return, low volatility and diversification to well-balanced investment portfolios.
Real estate debt as a convergence of these two sub-asset classes is increasingly becoming an attractive fixed income replacement for both institutional and retail investors. CMLS Asset Management is a market leader in real estate debt investment solutions, with assets under management of $1.6 billion across its flagship mortgage fund and sub-advisory activities on behalf of a leading Canadian mutual fund series.
About the Role:
- Directly supporting the Portfolio Manager in conducting due diligence and analysis of potential investments. Due diligence includes evaluation of borrower credit, location, quality and value of underlying collateral property
- Preparing materials and coordinating with external parties (rating agencies, bond dealers, legal counsel, etc.) for structured debt transactions, undertaken to facilitate certain investment strategies executed by CMLS Asset Management; you will have the benefit of playing an integral role for one of only two active commercial mortgage-backed securities platforms in Canada
- Seeking out operational improvements in how we engage with internal and external parties across the full investment lifecycle, from fundraising to deployment to portfolio management, including ESG integration
- Assisting with the preparation and improvement of fund reporting (monthly fund facts, quarterly reporting, ad hoc marketing material) and maintenance of offering documents
- Maintaining and improving company databases pertaining to historical returns, benchmark returns, market statistics, and fund comparables
- Staying current with market information and commercial and single-family residential real estate market trends
- Performing other duties in keeping with the purpose and accountabilities of the job, such as preparing reports, assisting with compliance-related tasks and completing department projects as assigned
This role is for you if you have:
- 3+ years of experience in investment management or related industry; experience in private assets, private equity, private debt or real estate all looked upon favorably
- Completed or enrolled in the CFA Program (considered an asset)
- Excellent communication skills, both written and verbal, and are able to work well independently as well as within a team environment
- Proficiency in creating and working with large collections of data and financial models
- Experience creating and delivering business presentations with strong technical writing skills
- A results-driven approach, possessing strong organizational skills with a high attention to detail
- A high degree of accountability and commitment at all times; you take ownership of your work
- Intermediate to advanced level skills using Microsoft Office (Excel, Word, PowerPoint, SharePoint)
