Dream Industrial is looking for an Associate Director, Development

Dream Industrial REIT owns more than 70M square feet of built assets across over 540 buildings in 8 countries with an active development pipeline. Within Canada there is an additional 3.7M square feet in the planning and construction stages.

This role will be responsible for the delivery of multiple new development projects. Who are you?





We are seeking someone that approaches the design and approvals for a new building with the long-term functionality in mind. Someone that will work closely throughout the process with the leasing, operations, and property management teams to refine the building requirements. Someone that can effectively direct the consultant design team to translate these requirements into unquestionably excellent working drawings. Someone that has a good understanding of construction and pro formas and can guide a project from inception thru closeout. Someone that works effectively with municipal staff, politicians, and public stakeholders to secure required approvals in a timely manner.

What will you do?

Below are some of the primary responsibilities you will be taking on in this role. There will be more, but we can discuss those in person.

- Acting as project owner, you will lead multiple consultant teams concurrently to secure required Planning approvals to permit construction of new industrial space;
- Lead engagement with all municipal and community stakeholders;




- Working with your counterparts in investments, leasing, property management, operations, and asset management, you will ensure that projects strive to be market leaders in all financial and operational metrics;
- With a client-focused approach, you are driven to proactively meet budget, schedule, and quality objectives;
- For certain projects, with inputs from internal colleagues, you will lead the consultant team to develop permit and tender sets of design drawings;
- During construction you stay connected with the project to ensure delivery of design intent and adherence to any legal or financial commitments;
- Establish a strong working relationship with internal and external construction partners to develop a feedback loop with design elements to ensure buildings are as efficient as possible from constructability standpoint as well as with respect to schedule,



cost, and operations;
- Prepare approval briefs, produce memorandums for key development milestones and strategic decisions for executive team and investors;
- Stay current with market trends, produce recommendations and proposals that could help to improve the business;
- Manage and track pre-development and development phase of projects;
- Manage cash flow and project level budgets, act as liaison to the finance team;
- Stay current on provincial policy changes, and local policy initiatives that affect your projects; and
- Build and maintain a strong network of industry peers.

What type of experience and skills do you have?

- Minimum 8 years of professional work experience in real estate development with a strong focus in the Industrial Sector
- Degree in Engineering, Urban Planning, Architecture, Real Estate, or another technical field
- Extensive experience with the municipal approvals and permit process, specifically related to industrial development
- Strong understanding of the construction process
- Understanding of capital stack, economics and project deal structures
- Experience in real estate finance and reviewing financial models and development pro-forma sensitivities
- Excellent communication skills with the ability to understand complex ideas and explain them simply
- Excellent project management and leadership skills
- Proficient with scheduling software, such as Project; pro forma analysis in Excel; and understanding of one or more programming languages
- Understanding of BIM
- Analytical and pragmatic decision-making and problem-solving




- Ability to prioritize multiple projects and deadlines
- French language proficiency and experience successfully leading projects in Quebec would be beneficial
